Structure Description: A large two story home was observed to be very well built. The load path had ties from the foundation to the walls. The 1 st floor to the 2 nd floor appeared to have overlapped sheathing. Metal straps could not be detected. Walls were blocked, but not at the edge of the sheathing. Headers and floor joists were clearly oversized, which is probably consistent with a quality custom builder.

The garage area showed some vulnerable details also. End walls were in the range of 12”, and the center wall about 18”. The sheathing nails were severely overdriven. There were no hold-downs or tie-downs in the garage area. In the front of this particular custom home was an architectural chimney from a different home. It was apparent that the chimney was only attached to roof sheathing with nails.
